Case Study DSM

Total Facility Management en Managing Agent of appr. 165,000 sqm

Background
Chemelot is responsible for the management and development of the Chemelot community. DSM, Sitech Services and OCI Nitrogen are located on the Chemelot site and have outsourced their facilities portfolio to professionalise the service delivery, to create cost awareness and transparency and to achieve cost reductions. The HR match, knowledge and experience and guaranteed savings for DSM were the reasons for their choice for AAFM. The contract has a volume of € 23 M per year.
By this acquisition were 12 people involved.

Our role
The service delivery AAFM provides consists of facilities services and property management within the TFM formula and can be divided into three parts:

  1. Improving performance: development of policies, monitor and optimise demand, savings and improvement of existing contracts.
  2. Budgeting: design and preparation of budgets and budget processes.
  3. Management of Facility Services: management of the transferred DSM contracts as well as further professionalisation of services.

The scope of services is divided in Facility Management and Facility Services.
Facility Management consist of: Invoicing, Real Estate Management, Production Management Soft Services, Rental Management, Service Desk, Technical Facility Management.
Facility Services consist of:
Catering, Taxi & Touringcar Services, Buildings Maintenance, Handyman Services, Internal Planting, Investments & User Alterations, Mail, Public Transport Licences, Reprographics, Cleaning.

Added Value
The added value that AAFM offers is transparency in costs and activity, optimisation of service provision, achieving savings, reduced management attention from DSM and increase flexibility. Improvements made include the transparency of SLA, the establishment of an escalation model of the client and optimisation of the existing allocation model.
